Apartment 517 Viaduct Point is a quiet and sunny 40 m2 one bedroom apartment with air conditioning. This apartment is a haven in the middle of the Viaduct area. The full kitchen with a gas hob, electric oven, full sized fridge/freezer, dish-drawer and microwave is fully equipped for you to cook. North west facing balcony giving a feeling of spaciousness - the bedroom can be closed off by a large cavity slider. Full laundry facilities in the en-suite bathroom. Smart TV and Wifi are included. This apartment includes a secure carpark in the building.
A starter pack of bathroom and kitchen condiments are included, fresh linen and towels, with the apartment being serviced weekly. No smoking or e-ciagrettes in the apartment.

CARPARK No. 517 Please make sure that anything valuable you own is stored away or locked in the carpark.
PARKING /KEYS The entrance to the carpark is from Packenham St East – the first ramp on your right after the intersection. As you enter carpark take a left, head all the way down to the last row of lockers, the carpark is on the left. (See photos below)

To get to apartment from Carpark, the lift lobby is in the corner opposite the door you drove in. Walk back down to that end of the carpark and use your swipe to gain entrance to the lobby, the lift which will take you up to level 5, turn left and use the swipe to open the door into the hall (press the fob firmly on Number 5), your apartment is on the first on the left.
PEDESTRIAN ACCESS The complex is on the corner of Custom St West and Pakenham St East – you need your swipe to gain entrance to the foyer, catch the lift to the 5th floor and turn left and use your swipe to gain open the door to the Waitemata Wing, your apartment is on the left. Access to the private park is from the ground floor level of this foyer – you will need to have your swipe.
VISITORS ACCESS There is no visitors parking in the complex. Visitors can go to the main entrance. And use the intercom system to call your apartment – No. 517 and the bell symbol.
ENTERTAINMENT Smart TV is connected to the Wi-Fi – you can log in using your Netflix or other entertainment apps. Sonos speaker is wired to modem, you can connect to your phone via Bluetooth by downloading the Sonos app. You have unlimited fibre Wi-Fi.
RUBBISH There is a rubbish room on the same floor as your apartment – on the right just past the lift. This area is emptied daily. There are recycling bins and a car wash bay in the lane that runs along the outside of the basement / garage complex. There is a bin in the Garage for Recycling Paper/Cardboard.
Green waste recycling bin:
The bin can take any compostable item. It is located in the service lane. Located at the back of the carpark through the black door. (Please remember to close the door to the carpark when you come back in.)
HOUSEKEEPING Weekly Servicing is done on the anniversary of the day of your arrival, the cleaners have their own access keys and will be there after 10am. Beds are remade with freshly laundered/ironed linen, towels etc are replenished. The bathroom is cleaned and the kitchen is given a wipe down. The apartment is dusted and floors vacuumed and/or washed. The balcony is swept/washed and windows where accessible are cleaned. We do not wash your dishes as all apartments have dishwashers for this purpose. Please remove your rubbish daily to the dedicated areas within the complex. Should you leave the apartment in an excessively dirty state you will be charged a departure surcharge.
Please note that the housekeeping teams are not based on site and should you turn them away when they arrive, a return surcharge of $65 will then apply. However, if you do wish to amend your housekeeping day, please send us an email the day before and we will confirm the change.
NOISE, Please respect your neighbours. Excessive noise contravenes residency rules and is unacceptable.
SMOKING Smoking is not permitted in the apartment or on the balcony. The fitted smoke detectors are very sensitive – they will sound alarms throughout the entire building and are directly linked to the Fire Department.
False alarms by occupants may incur a call-out fee from the Fire Department, payable by the occupants.
In the event of evacuation of building, DO NOT USE THE LIFTS and make your way outside.
PETS Pets are not permitted under any circumstances
SLIDING DOORS Please close the balcony doors when you are not in the apartment, as a security measure and unexpected rain may cause damage. The cane chair can be used on the balcony but please ensure it is brought inside when not in use as excessive sun and rain could damage it.

MANUALS Please do not discard or remove these manuals.
DRYER, Please empty the lint collector (in door of dryer) after every cycle to prevent a fire hazard
WASHING MACHINE Laundry detergent must go directly into the machine with clothes. The indent is on the top. Top of the agitator is for fabric softener only. When using the Dryer please make sure you put the fan on and keep the door open for ventilation
ELECTRICITY Included within your tenancy are the following: Gas, water & Power: Gas, where connected for cooking/heating, to the value of $50 per month. Electricity, to the value of $120 per month; Water to the value of $120.00 per month; any excess to the above amounts will be charged against your credit card or invoiced to the tenant. Stays for less than a month will have charges prorated to a daily amount and then shared over then calculated/charge according to the length of stay.
OVEN The oven switch is located in the rear of the cupboards to the left – it can be knocked by mistake so please take care when placing items in this area.
Departure
CHECKOUT TIME IS 10 AM, please ensure all the dishes have been done and put away in the cupboards and take all your rubbish down to the bins in the garage.
Should the apartment left in an excessive messy condition, an extra cleaning charge will occur.
Please leave keys on the kitchen bench with the apartment. Ensure the door is locked. If you have a vehicle parked in the garage, please MAKE SURE to drive out your car first (because you need the key to access the garage), then one person can go back to the apartment and place the key on the kitchen bench.
If keys are not left in the apartment, a lock replacement charge of $150 will occur
