Spacious 68 m2 air conditioned one bedroom apartment on the 1st floor with full size deck in the west facing Shearwater Block. Full entertainers kitchen with gas hob and garbage crusher. Queen sized bedroom is located at the rear of the apartment away from any noise you may get from the public walkway below and nearby cafes. Ensuite with shower over bath, the laundry is totally separate and includes a second toilet for guests. Carpark in basement. Apartment comes with MySKY HDi and a generous Wi-fi package.
Apartment serviced weekly including full linen change. No smoking in apartment or on balcony please. All bookings restricted to three months prior to arrival.

Welcome to your apartment.
Please make yourself known to Alf Smith, the on-site manager, soon after
you arrive he is extremely helpful and as you would expect knows everything
about how the building works. Please also hand into him the completed
Registration form attached on the day of your arrival.
PARKING /KEYS The entrance to the carpark is from Packenham St East – the
last ramp on your right. - Your parking space is # 111.
As you enter the garage from the lift area the park is to your left along
the far outside wall. Your set of keys includes a swipe card which opens
the garage door, the door to the lift in the basement and the gates on the
street and the glass doors to the block your apartment is in (Shearwater).
There are two keys one for the front door of Apartment 111, and the other
is for the stairwell and the gymnasium which is at the left hand end of the
swimming pool. The storage box inside the garage is not for tenants’ use
unless specifically requested when booking the apartment. There is no
visitor parking in the building.
is done on the anniversary of the day of your arrival, the cleaners have
their own access keys and will be there after 10am. Beds are remade with
freshly laundered/ironed linen, towels etc are replenished. The bathroom is
cleaned and the kitchen is given a wipe down. The apartment is dusted and
floors vacuumed and/or washed. The balcony is swept/washed and windows
where accessible are cleaned. We do not wash your dishes as all apartments
have dishwashers for this purpose. Please remove your rubbish daily to the
dedicated areas within the complex. Should you leave the apartment in an
excessively dirty state you will be charged a departure surcharge.
∙ Please note that the housekeeping teams are not based on site and should
you turn them away when they arrive, a return surcharge of $65 will then
apply. However if you do wish to amend your housekeeping day please send us
an email the day before and we will confirm the change.
CHECK OUT: Check out is 10am – please remove your car from the carpark and
then return to the apartment and leave the keys inside the apartment and
snib the door. Alternatively you can drop them off to our office. Please
contact us 24 hours prior to departure should you require a late check out
and we will endeavour to accommodate your needs but should the cleaners
(who are not based onsite) arrive and you are still in the apartment we
will need to charge you a late check out surcharge. Please ensure all the
dishes have been done and put away in the cupboards, and take all your
rubbish down to the bins in the garage
The fitted smoke detectors are very sensitive – they will sound alarms
throughout the entire building and are directly linked to the Fire
False alarms by occupants may incur a call-out fee from the Fire
Department, payable by the occupants.
In the event of evacuation of building, DO NOT USE THE LIFTS and make your
way to the pool area.
SLIDING DOORS Please close the balcony doors when you are not in the
apartment, as a security measure and unexpected rain may cause damage
ELECTRICITY Included within your tenancy are the following: Gas, water
& Power: Gas, where connected for cooking/heating, to the value of $50
per month. Electricity, to the value of $120 per month for Studio/One
Water to the value of $100.00 per month
Any excess to the above amounts will be charged against your credit card or
invoiced to the tenant. Stays for less than a month will have charges
prorated to a daily amount and then shared over then calculated/charge
according to the length of stay.
DRYER Please empty the condensation reservoir (top left) after each drying
cycle – this is very important as the reservoir has limited capacity.
Please empty the lint collector (in door of dryer) after every cycle to
prevent a fire hazard.
OVEN The oven switch is located to the far right of the pantry and to the
left of the hotplates
RANGEHOOD Press front panel in. Then range hood filter will come out and
range hood will start.
WASTE DISPOSAL The switch is located on the wall to the left of the sink.
Please put only organic
matter in Waste disposal. Run the water at the same time.
RUBBISH COMPACTOR There is a rubbish compactor under the sink but rather
than gathering rubbish which might attract ants etc we prefer to take
rubbish to the rubbish room along the hall each day.
FRIDGE The ‘on’ button is located behind the fridge, it is very hard to get
to and we never
turn it off.
