Lighter Quay Stratis
Lighter Quay is a quiet complex on the eastern side of the Viaduct Harbour within walking distance to the cafes and restaurants but far enough way to be peaceful. The modern glass and concrete design allows the light to fill every apartment, a private waterway/marina in the centre is a pleasant surprise. Fantastic facilities that include an indoor heated swimming pool, spa pool, sauna and fully equipped gymnasium. Stroll around the Viaduct Basin or over the Te Wero Pedestrian Bridge for a drink at one of the many cafes and restaurants in the area or up to the new vibrant Wynyard Quarter & North Wharf areas. The Stratis Block is one of four blocks in the complex, it is on the eastern side with views across the Viaduct Basin.

Apartment 409S
This 70sqm furnished serviced apartment on the 4th floor of the Stratis Block has two double bedrooms each with own tiled ensuite, full laundry in one of the bathrooms. Full kitchen facilities opening onto living area and dining conservatory which overlooks marina. High speed unlimited wifi and large Smart TV. Second bedroom has twin beds which can be zipped into king bed on request. Secured underground car park within the building included - height restriction 2m, not suitable for people movers or vans due to the storage locker suspended from the roof over bonnet area of the parking space.

Apartment serviced weekly including full linen change. No smoking in apartment or on balcony please, entire complex is smokefree. All bookings restricted to three months prior to arrival.

Payment Policy:

To confirm reservations the applicable tariff shall be paid in advance at the time of booking. The booking is not confirmed until a credit card has been lodged for security and the rent received. Should the booking period be longer than one month, payments can be paid monthly in advance upon agreement between the two parties. Payments made by credit card are subject to a bank surcharge of 3%.
All prices are quoted are in NZ dollars.

Cancellation Policy:

Cancellation 30 days prior to arrival full refund.
Cancellation 7 days prior to arrival (2pm local time) 50% refund.
Cancellation less than 7 days in advance,no refund.
If you arrive and decide to leave early, the nights not used are not refundable.

different space may result in your vehicle being towed at your expense.
Carpark height restriction 2.1m, allocated space is not suitable for people
movers or vans due to the storage locker suspended from the roof over

For your information, please note the following instructions:






To enter the apartment building from Halsey Street



· Place round swipe against black pad to left of main front gate to unlock.
Walk across the carpark area to the Stratis building in front of you. The
entrance is on your right down approximate 12 stairs. Turn right and go to
the next lift on your left (you will need the silkey to call the lift) and
go to the 4th floor, turn right and your apartment 409 will be
on your left.



· When opening the door push it open a little bit then let it drop back
before fully opening it. This is a security/door stop thing.






To locate your car park



· From Fanshawe St, turn into Daldy Street and then right into Pakenham St
West – Lighter Quay complex is at the end of this street –with clear
complex signage. Drive down the ramp to the left of this sign. Place grey
swipe against black pad on your right from a post hanging from the ceiling
to unlock the iron grille. Drive straight ahead to the wall and turn right,
your carpark is on the left – clearly marked on the ground - S10.



To access your apartment from this car park area



· Exit into the Stratis building the lift is by the exit doors. Turn left.
Take the lift to your apartment. Remember you will need your silkey to call
the lift.



· The Rubbish Room is located by the door to the stairs/lift on level 4.



· TV – Main power button is on the top right of screen. To turn TV on use
red on/off button on remote



· TV through Stereo – To listen to the TV through the stereo system changes
the function mode on the DVD/stereo player to “Video 1”.



· DVD/Stereo – Turn DVD/stereo on press in power button on front left side
of Sony player. DVD – insert disc and change TV mode to “Input 1”.



· To get TV and DVD, press button on bottom right of TV remote. AV2 for
DVD/VHS.



· It is recommended that dishwasher powder be used in the Dish drawer.
Please wash dishes before checkout.



· NO SMOKING inside the apartment please.



·
At

check-out, remove carpark from carpark and then leave keys inside the
apartment. Ensure the door lock is turned to horizontal position (or
door will not lock behind you). If keys are not left in the apartment
we will charge a $150 recovery/replacement fee. Please clean all your
dishes and remove them from the dishwasher. Take all your rubbish to
the bins in the garage.




Electricity



Included within your tenancy are the following: Gas, water & Power:
Gas, where connected for cooking/heating, to the value of $50 per month.
Electricity, to the value of $150 per month for two bedrooms. Water to the
value of $100.00 per month.



Any excess to the above amounts will be charged against your credit card or
invoiced to the tenant. Stays for less than a month will have charges
prorated to a daily amount and then shared over then calculated/charge
according to the length of stay.






Fire Evacuation Plan



Please ensure that you know where the exit stairs are in relation to your
