Great location in the Viaduct Harbour, only a short walk from some of Auckland's best restaurants and boutique shopping, this development is on the site of Auckland's original vegetable and flower markets. All apartments overlook the private garden in the centre of the complex which is planted with perfumed cherry blossom trees, wisteria, citrus and star jasmine - a welcome calm in the heart of the hustle & bustle of the surrounding city. There is a outdoor pool (heated from October to April) with water feature and spa at one end of the garden together with a well equipped gym and sauna. Parking is under this green space.

Lumina Penthouse 4B
Spacious modern 2 bedroom and 2 bathroom 4th floor penthouse apartment with high ceilings and approximately 136sqm of luxurious living space facing north and overlooking the private park. Open plan living area with stylish entertainers' kitchen and dining table for up to six. Both bedrooms & the lounge open onto the long covered deck which overlooks the gardens . The master suite has a king bed, the second bedroom has a super king bed which can be split into full size twins if requested at time of booking. The master suite has its own TV with Netflix, walk in wardrobe and ensuite with a bath and large shower. Both bathrooms have underfloor heating and hairdryers. Fully equipped walk in laundry. My Sky HDi, Smart TV, Netflix and unlimited high speed fibre wifi included in the tariff One car park in basement with the possibility of another for an additional cost subject to availability.
Apartment is serviced weekly including full linen change. No smoking within the apartment or on the balcony please. All bookings restricted to three months prior to arrival.

Payment Policy:

To confirm reservations the applicable tariff shall be paid in advance at the time of booking. The booking is not confirmed until a credit card has been lodged for security and the rent received. Should the booking period be longer than one month, payments can be paid monthly in advance upon agreement between the two parties. Payments made by credit card are subject to a bank surcharge of 3%.
All prices are quoted are in NZ dollars.

Cancellation Policy:

Cancellation 30 days prior to arrival full refund.
Cancellation 7 days prior to arrival (2pm local time) 50% refund.
Cancellation less than 7 days in advance,no refund.
If you arrive and decide to leave early, the nights not used are not refundable.

NOTE: Your internet provider is Vodafone should you have problems with the
connection please first ensure the router is switched on as it does go to
sleep then if not working then phone them on 0508 888 800 and quote your
user name: “farrypatmos”. The package is unlimited.




Carpark L4B:




PARKING There is one parking space for your use – if you enter the carpark
from Pakenham St East (you will need to swipe both in and out) your park is
the third one on the right as you enter the carpark. There is no other
designed visitor parking.



There is also and entrance from Market Place for the carpark.




PEDESTRIAN ACCESS You will need your fob to access the building and take
the lift to the 4th floor – the apartment is opposite the lift. You will
also need to use your fob to enter and exit the carpark and to use the gym.




MAIL BOXES Locked mail boxes are at the street entrance. If any mail should
arrive for others, please redirect to Quinovic Viaduct.




RUBBISH Rubbish bins are located in the basement



CAR WASHING A designated area is available for car washing in the carpark.




NOISE Excessive noise contravenes residency rules and is unacceptable.




TV Sky DVD To turn on the TV use the TV remote. The TV will automatically
go to HDMI1 which is the input for SKY. Use the My SKY remote to change
channels and volume. Sport is included in the package.




Netflix Netflix is available in the lounge and master bedroom. Select Smart
Hub multi-colour button in the center of the TV remote. Wait for the Smart
Hub screen to appear on the TV. Select Netflix and press enter on the TV
remote. Wait for Netflix to load and then select Guest User. Use the same
process for Netflix in the bedroom.




POOL/GYM/SPA Located at the northern end of the central park and can be
accessed using the stairs or lift at Ground Level. Exit the lift to your
left and follow the corridor until you come to the door to the courtyard.
These are available to residents. You will require your fob to access the
gym. No glass in the pool area and no use of the public pool or spa after
11pm. The gym is free and is by the pool.




SMOKING Smoking is not permitted in the apartment or on the balcony. Fire
alarms and a sprinkler system are fitted in the apartment. In the event of
evacuation of the building, DO NOT USES THE LIFTS.




Extractor fan Extractor fans are located in both bathrooms and the utility
room with on/off switches by the light switch. Please use these whenever
the showers, baths, washing machine or dryer is being used. The red light
by the switch is on when the extractor is on. The same extractor serves all
three areas.




PETS No Pets are allowed within the apartment.




DRYER Please ensure the lint collector is cleaned regularly and ensure the
fan is turned on in the room while using



Dryer .Fan switch and light switch are alongside each other.




WASTE DISPOSAL The switch is located on the right side of the bench, to the
right of the sink. Please put only organic matter in waste disposal. Only
use when running water at the same time.




ELECTRICITY Included within your tenancy are the following: Gas, water
& Power: Gas, where connected for cooking/heating, to the value of $50
per month. Electricity, to the value of $150 per month Water to the value
of $100.00 per month. Any excess to the above amounts will be charged
against your credit card or invoiced to the tenant. Stays for less than a
month will have charges prorated to a daily amount and then shared over
then calculated/charge according to the length of stay.




RESTAURANTS Numerous restaurants/cafes to choose from. We have our
favourites – the Pankawalla Indian restaurant is excellent, Danny Dolan’s
for a good hearty Irish meal, Harbourside in the Ferry building (if you
want to splash out is an excellent fish restaurant). There are numerous
coffee bars and the Food hall in Westfield Downtown for a cheap meal. Don’t
forget the Japanese downstairs; it does a wonderful Sushi and great lunch
dishes. You will find your own favourites, we are sure.




CLEANING: Cleaning is done weekly on the anniversary of your arrival, the
cleaners have their own access keys and will be there after 10am. Should
your stay between 8-13 days, a housekeeping service will be scheduled
halfway through your stay and on departure. Beds are remade with freshly
laundered/ironed linen, towels etc. are replenished. Both the bathroom(s)
and kitchen are cleaned, but we do not wash any dirty dishes. The apartment
is dusted and floors vacuumed and/or washed. Balconies and courtyards are
swept/washed and windows where accessible are cleaned. Please remove your
rubbish daily to the dedicated areas within the complex. Should you leave
the apartment in an excessively dirty state you will be charged a departure
surcharge. Please contact our office 24 hours prior to service should you
wish to amend your housekeeping schedule. But should the cleaners arrive
and for any reasons are turned away, a surcharge OF $65 will apply
unfortunately, as our cleaners are not based on site.







CHECKOUT Please vacate the apartment by 10 AM, please ensure all the dishes
have been done and put away in the cupboards, and take all your rubbish
down to the bins in the garage.



At check-out leave keys in the apartment (you need them to access the
garage and remove your car). Ensure the door lock is turned to horizontal
position or the door will not lock behind you. If keys are not left in the
apartment there is a $150 fee to cover the replacement lock and swipes.
