Close to Ponsonby cafe and shopping area. This townhouse is tucked away in a quiet lane just off College Hill and is within walking distance of the city and link bus stops, plus, close to the on-ramps to main north/south motorway.

This three level modern cedar townhouse is a welcome sanctuary on the edge of the city. The lower level houses the single garage, laundry and a spacious bedroom with an ensuite (shower only), this has internal access to the living area which is at street level. There is also parking for a small car on site.

Tastefully decorated with quality chattels, Smart TV and WiFi included. Full kitchen with all the amenities of home, this flows on to an open plan sunny lounge and dining area. The living area has a great indoor outdoor flow onto a private, sunny, west facing deck which is perfect for entertaining. The property is fully fenced and ideal for children.

Upstairs, the master bedroom has a luxurious queen bed and the third bedroom has a king bed which can be split into twins on request with an additional cost. There is a bathroom on this level with a shower. Third bedroom is on the lower floor with its own ensuite, twin beds which can be made up as a king. Laundry is at the back of the garage on this level.

Serviced weekly including full linen change, no smoking with the townhouse or in courtyard please, no pets.

Payment Policy:

To confirm reservations the applicable tariff shall be paid in advance at the time of booking. The booking is not confirmed until a credit card has been lodged for security and the rent received. Should the booking period be longer than one month, payments can be paid monthly in advance upon agreement between the two parties. Payments made by credit card are subject to a bank surcharge of 3%.
All prices are quoted are in NZ dollars.

Cancellation Policy:

Cancellation 30 days prior to arrival full refund.
Cancellation 7 days prior to arrival (2pm local time) 50% refund.
Cancellation less than 7 days in advance,no refund.
If you arrive and decide to leave early, the nights not used are not refundable.

Off-street car parking (1) is in front of the garage door.  Please be mindful to not block the driveway access of the lane.


Gardens will be maintained regularly if you see anything needing attention please advise Quinovic Viaduct Office.


To enter the house: Please use the key provided to open the garden gate (needs a shove in wet weather) and ranch slider make sure you switch off the Alarm which is located on the wall inside the ranch slider. The code is 1887. No other buttons are required just the 4 digit code. If you enter the wrong number press # which will clear the memory and start again.



Information about your house and how to locate your house: Wood Street runs off College Hill Road. Turn into Wood Street when you see the Cavalier Tavern, you will find a service lane on your right which is where you will gain access to the townhouse (first drive on the left in lane). You can also enter Wood Street from Renall Street. You are only a short walk away from the owner cafes, shops and restaurants, of Ponsonby Road.



Special Instructions:  Rubbish bins are located are outside the back door need to be put out on Tuesday evening for collection early the next morning. Please place household rubbish only in the RED lidded bin. Recycling is collected every second week - the recycle bin has a BLUE lid into this you can put paper, glass, tins and hard plastic containers.  There is a clear plastic bin to place recycling items as you discard them.



 


Weekly Servicing is done on the anniversary of the day of your arrival, the cleaners have their own access keys and will be there after 10am.  Beds are remade with freshly laundered/ironed linen, towels etc are replenished. The bathroom is cleaned and the kitchen is given a wipe down. The townhouse is dusted and floors vacuumed and/or washed. We do not wash your dishes as all apartments have dishwashers for this purpose.  Please remove your rubbish daily to the dedicated areas within the complex.  Should you stay between 8-13 days, a housekeeping service will be scheduled halfway through your stay and on departure. Please note that the housekeeping teams are not based on site and should you turn them away when they arrive, a return surcharge of $65 will then apply. However if you do wish to amend your housekeeping day please send us an email the day before and we will confirm the change.

We would appreciate it if you are able to open windows while you are in residence to keep the air fresh.  Remember to secure all doors and windows when absent.


Electricity:  Included within your tenancy are the following: Water & Power: Electricity to the value of $200.00 per month. Water to the value of $100.00 per month. Any excess to the above amounts will be charged against your credit card or invoiced to the tenant. Stays for less than a month will have charges prorated to a daily amount and then shared over then calculated/charge according to the length of stay.


Fire Evacuation Plan: Please ensure that you know where to exit the house in case of a fire. There are two active smoke alarms “one” downstairs and one upstairs in the hall. They are sensitive to smoke, so if you burn toast they will go off. Ambulance/Fire/Police: DIAL 111
