Payment Policy:

To confirm reservations the applicable tariff shall be paid in advance at the time of booking. The booking is not confirmed until a credit card has been lodged for security and the rent received. Should the booking period be longer than one month, payments can be paid monthly in advance upon agreement between the two parties. Payments made by credit card are subject to a bank surcharge of 3%.

To access the carpark turn into the drive on the lower side of the block of
townhouses which you apartment is in (RH side) – use the remote to open the
garage grill. Your carpark is No. AU11 on your left. You can exit by foot
using the gate at either end of the garage. You can enter the carpark by
foot using the gate as well – there is a small black disk on the key ring
with the garage remote which will give you access – this path will bring
you to the other end of the townhouse block.




For your information, please note the following details:




We would appreciate it if you are able to open windows while you are in
residence to keep the air fresh and prevent the build up of moisture. It is
safe to leave the upstairs windows partially open during the day while you
are there. Remember to secure all downstairs doors and windows when absent.




Victoria Park is directly across Beaumont Street. College Hill New World
Supermarket with its fantastic range of goods is only 100m from the
entrance to Beaumont Quarter.




Ponsonby Road for shopping, cafes, bars, restaurants, is only a 15-minute
walk up College Hill (the supermarket is at the bottom of College Hill).
One block over to the south is Franklin Road, a beautiful tree-lined street
that leads onto Ponsonby Road.



Also within walking distance is the Wynyard Quarter with great cafes, the
Seafood Market, the Dockline Tram & waterfront plazas, from here take
the pedestrian bridge to Te Wero Island in the heart of the Viaduct Harbour
which is known for its marina, cafes, bars, restaurants and the Voyager
Museum. Alternatively, to walk to the CBD, just head towards the Sky Tower.

Way – Beaumont Quarter, St Marys Bay Tel: 09 369 1610 in emergencies only,
otherwise contact our office. Please fill out the registration form on
arrival and hand it in to his office and introduce yourself.




First Security – Is the Assigned security firm for Beaumont Quarter phone
09 307 9104, please quote site code 2696 if you need to call them.




Rubbish Room is under the townhouse block – turn right out of the house and
right again and follow the path down stairs the rubbish room is then a U
turn left – this is the path to the garage as well. Please follow the
recycling guidelines.






TV/Sky/: Use the TV remote to power up the Television. Turn on Sky with
remote and use this remote to change channels




TV downstairs, this TV is not connected to SKY and has a Freeview box: turn
on with Samsung remote and ensure you also have the freeview turned on -
use the freeview remote to change channels..




The pool, sauna and gym facilities are accessed by the grey swipe disc with
SP on it which is attached to one of the apartment keys. These facilities
are in the middle of the complex. Please be aware that children under the
age of 13 need to be accompanied by an adult and be actively supervised if
under the age of 8.




Appliances: Please use only loose powder in the dishwasher and washing
machines (not tablets or liquid)





Please me aware that you are staying in a residential complex and be
mindful of your neighbours and to comply while in residence to the body
corp rules. A copy of these are in the apartment.




Check Out:




Check out is 10am



Please leave all keys for the apartment when you vacate, this includes the
garage remote, the garage swipe and the gym swipe. Ensure all dishes have
been washed, put away and dispose of all your rubbish into the rubbish
room. Lock the door and leave the keys in the lock box attached to the
planter box. The code is 1506.




Electricity



Included within your tenancy are the following: Gas, water & Power:
Gas, where connected for cooking/heating, to the value of $50 per month.
Electricity, to the value of $200.00 per month Three Bedrooms. Water to the
value of $100.00 per month. Any excess to the above amounts will be charged
against your credit card or invoiced to the tenant. Stays for less than a
month will have charges prorated to a daily amount and then shared over
then calculated/charge according to the length of stay.

BEAUMONT QUARTER VISITORS CAR PARKING RULES.



There are sixteen visitor parking spaces at the Beaumont Quarter.




The visitor car parks are for the use of authorized visitors to the
Beaumont Quarter for persons visiting residents.



The duration of parking is limited to three hours per carpark per day.
Carpark hopping is not permitted. A visitor cannot use a carpark for a
longer timeframe per day.




The visitor’s car parks can be used by residents for a maximum of ten
minutes for unloading and loading purposes. Carpark hopping is not
permitted. Residents cannot use visitor car parks for any other reason or
timeframe.




The definition of a resident is a person who resides in the Beaumont
Quarter.



The definition of a visitor is an authorized person who is visiting a
resident in the Beaumont Quarter. A visitor who stays overnight in a
Beaumont Quarter apartment is deemed to be a resident and the same use of
the visitor car parks to that of a resident applies.




Those persons using apartments in the Beaumont Quarter for business or
purposes other than that of a resident are deemed to be a resident and the
same use of the visitor car parks to that of a resident applies. Those
persons, both full time or part time, who are employed by persons using
apartments in the Beaumont Quarter for business or purposes other than that
of a resident, are deemed to be a resident and the same use of the visitor
car parks to that of a resident applies.




All vehicles that are parked in visitor car parks contrary to the above
rules may be towed at the responsibility and expense of the vehicle owners.
If cars are towed there is no responsibility accepted by the management of
Beaumont Quarter or Qunovic Viaduct.

Summary of Schedule 1, Society Rules, Constitution of BEAUMONT QUARTER



RESIDENTS SOCIETY INCORPORATED.



(This Summary is for information purposes only and is not to be construed
as a replacement for the Constitution of the Society. The Society Rules are
as contained in the Constitution.)



1. Communal Facilities - Communal Facilities includes all land, buildings,
plant, equipment, facilities, amenities, roads and walkways owned by the
Society.



1.1. The Communal Facilities are to be used only for the purposes for which
they are designed and no resident shall make any improper, offensive, or
unlawful use of any Communal Facilities.



1.2. Residents shall not fetter, obstruct or impede the use of any Communal
Facilities by any other resident.



1.3. Residents shall not place anything in or on the Communal Facilities
without the approval of the Manager.



1.4. No resident shall do any act which may prejudice or add to the to the
premium payable in respect of any insurance of the Communal Facilities.



1.5. No resident shall drop any litter in or on the Communal Facilities.



1.6. No resident shall do any act which detracts from the attractiveness or
state of repair of the Communal Facilities. Any resident who discovers any
damage to the Communal Facilities shall immediately report such damage to
the Manager.



1.7. No resident shall park any vehicle on the roads or any other Communal
Facilities, other than in spaces specified by the Manager from time to time
as suitable for that purpose.



1.8. Each resident shall provide the Manager with the registration numbers
of all vehicles belonging to the resident that the resident will be using
on any of the roads within Beaumont Quarter.



1.9. The Manager shall be entitled to close any or all of the Communal
Facilities as the Manager considers necessary for security reasons, or for
the purpose of maintaining and repairing Communal Facilities.



2. Keys/Access Cards



2.1. No resident shall make or retain any duplicates or copies of any keys
or access cards relating to Communal Facilities.



2.2. No person shall be allowed by any resident to use a key or access
card, other than the resident and his or her immediate family.



2.3. If any key or access card is lost, stolen, destroyed or mutilated, the
resident shall immediately report such to the Manager.



3. Conduct and Noise



3.1. No resident shall engage in, or allow any person to engage in, any
criminal activity within Beaumont Quarter.



3.2. No resident shall make or permit any improper or unseemly noises
within Beaumont Quarter, nor act in any fashion so as to annoy or disturb
any other resident.



3.3. If intoxicating liquor is consumed within Beaumont Quarter, the
resident shall ensure that all laws governing the consumption of
intoxicating liquor are complied with.



3.4. The Society reserves the right to exclude or evict from Beaumont
Quarter any person who in the opinion of the Society is under the influence
of intoxicating liquor, drugs or substances, or who in any manner acts in
violation of the Constitution.



3.5. No resident shall burn any material or substance within Beaumont
Quarter or do anything which may create a fire hazard or contravene fire
regulations.



3.6. No resident shall dispose of any rubbish except in bins or receptacles
for removal on usual days by the local authority or by independent
contractors.



4. Radio and Television Aerials



4.1. No resident shall erect, fix, or cause to be erected or fixed to any
residence within Beaumont Quarter, or any part thereof, any radio or
television mast or antenna.



5. Residences



5.1. All residents shall have the duty to keep their properties (including
fences) in a well maintained and attractive condition, and shall not permit
the accumulation thereon of unsightly rubbish or materials or in any way
permit the appearance of a property to detract from the general standards
established for Beaumont Quarter. Residents shall arrange for regular
watering, fertilising and cutting of grass areas, watering, fertilising and
pruning of trees, removal of weeds and rubbish and the repair and
maintenance of all buildings, driveways, footpaths and landscaping features
upon the property.



5.2. Each resident shall at all times comply with the requirements of all
statutes, regulations and local authorities, and shall duly and punctually
pay all rates, taxes, charges and other outgoings payable in respect of the
property.



5.3. No resident shall use or permit to be used any property for any
purpose other than for residential use without the prior written consent of
the Society, and in no case shall a property be used for a purpose not
permitted under current local body planning requirements.



5.4. No resident shall erect any notice or sign on a property or the
Communal Facilities without the prior written consent of the Society.



5.5. Each resident shall properly secure their property when it is not
occupied.



5.6. Clothes Drying. A resident must not erect on the exterior of the unit
or its balcony a clothes line or apparatus for a similar purpose (either
permanently or temporarily) or hang to dry clothes or any other thing on or
from the exterior of the unit or its balcony.



6. Animals



6.1. No resident shall allow any animal, bird or pet (collectively “Pet”)
to cause a nuisance to any other resident.



6.2. Each resident shall ensure that:



- the number and size of any Pets are reasonable;



- when Pets are outside the boundaries of the residents property, they are
under control and supervision, and for this purpose, all dogs are on a
leash;



- all Pet droppings are immediately picked up and disposed of;



- no Pet shall make any noise so as to disturb or otherwise cause a
nuisance;



- all Pets are maintained in a healthy and clean condition and that all
laws and regulations relating to the keeping of such Pets are complied
with;



- no dangerous Pets are kept within a resident's property.



6.3. Each resident shall be liable for the costs of repairing any damage
caused by that resident’s Pets.



6.4. No resident shall allow any property to become infested by vermin or
insects.

USER PAY SYSTEM FOR ACCESS CARDS, SECURITY CALLOUTS AND COURTYARD
RECTIFICATIONS.



1. A user pay system is operative covering card and transmitter issue,
security control and the upkeep of apartment courtyards and decks.



2. The user pay system is under the control of the Complex Manager.



3. The charge for access cards and transmitters is $ 100.00 payable by the
person requesting the card.



4. The charge for the first security callout is $100.00, $300.00 for the
second security callout and



$500.00 for the third and subsequent security callout per location per 24
Hours. These charges will be invoiced to the apartment owner.



5. The use of access cards will be withdrawn until accounts are paid.



6. Security callout charges would not be made either to the caller or the
victim of criminal, health and safety calls relating to residents, visitors
or property.



7. Both the apartment resident and owner will be advised when the upkeep of
courtyards and decks are not acceptable and interferes with the enjoyment
of other residents. Should the unacceptable situation not be rectified
within a reasonable period, the Complex Manager will arrange for
rectification to be carried out at the cost of the apartment owner.



8. A record of security callouts and courtyard rectifications would be
kept, with those residents having an unsatisfactory record of callouts and
rectifications being asked to leave the Beaumont Quarter.
