Part of the redevelopment of the city suburbs in the 70's this townhouse is set in leafy residential street within walking distance of the City and close to the on-ramps to main north/south motorway.

This 60 sqm two level concrete block and cedar terrace townhouse is a welcome sanctuary on the edge of the City. Tastefully decorated with quality chattels. Gas cooking and heating. TV and Wi-fi included. Full kitchen but no dishwasher. Dining area seats four. Living area opens onto a sunny private west facing courtyard.
Upstairs has luxurious king bed, bathroom (shower only) and full laundry facilities. Off street parking is suitable for standard vehicle only - not large SUVs or trucks.
Minimum stay three nights. Serviced weekly including full linen change, no smoking within the townhouse or in courtyard please.

Payment Policy:

To confirm reservations the applicable tariff shall be paid in advance at the time of booking. The booking is not confirmed until a credit card has been lodged for security and the rent received. Should the booking period be longer than one month, payments can be paid monthly in advance upon agreement between the two parties. Payments made by credit card are subject to a bank surcharge of 3%.
All prices are quoted are in NZ dollars.

Cancellation Policy:

Cancellation 30 days prior to arrival full refund.
Cancellation 7 days prior to arrival (2pm local time) 50% refund.
Cancellation less than 7 days in advance,no refund.
If you arrive and decide to leave early, the nights not used are not refundable.

Carpark No 13:
Please Park your car as forward into the carpark as you can to make it
easier for other cars






to pass you by, if you are not considerate to other cars your car could
get towed at your expenses.






Entrance:
There is a driveway to right of the townhouses which takes you to the
rear of the building and the carpark area - this is the best way to
enter the property even if you are on foot - your townhouse is the
third one on the left - #13.






Emergency:
Familiarise yourself with the Evacuation Plan placed in your apartment.



In case of a serious emergency, DIAL 111 and ask the operator for Fire,
Ambulance or Police.



  • Weekly Servicing
    is done on the anniversary of the day of your arrival, the cleaners
    have their own access keys and will be there after 10am. Beds are
    remade with freshly laundered/ironed linen, towels etc. are
    replenished. The bathroom is cleaned and the kitchen is given a
    wipe down. The apartment is dusted and floors vacuumed and/or
    washed. The balcony is swept/washed and windows where accessible
    are cleaned. We do not wash your dishes as all apartments have
    dishwashers for this purpose. Please remove your rubbish daily to
    the dedicated areas within the complex. Should you leave the
    apartment in an excessively dirty state you will be charged a
    departure surcharge.



  • Please note that the housekeeping teams are not based on site
    and should you turn them away when they arrive, a return
    surcharge of $65 will then apply. However if you do wish to
    amend your housekeeping day please send us an email the day
    before and we will confirm the change.







Dryer:
Please note if the dryer stops working you will need to empty the water
container. Slides out on your left






Neighbours:
Please note this is a residential area and it is required you are
considerate towards your neighbours. No noise after 10 am will be
tolerated.






No Smoking:
No smoking is permitted anywhere in the building or in the apartment.
Please note you will be fined if you smoke in the apartment. If you
smoke outside please put your cigarette butts in the rubbish.






TV:
Use the Samsung remote to turn on and then the Sky remote to change
channels. The AV button on the Samsung remote is top right labelled
“Source” - “AV2” is to operate the SKY channels, “TV” is Freeview.






Rubbish:
Rubbish and recycle day is on Tuesday evenings – please take the bins
and level on curb.






Oven – Lighting Instructions:
Use the lighter gun to light the units on the gas hob – it is not self
lighting. To light the oven, remove the bottom shelf, push the oven
knob and turn on, pump the lever bottom right in the oven at the front.
Light with gun. If the oven has not been used for a while you may need
to pump the lever again.







Before your departure please ensure all dirty dishes have been
washed and put away, that any rubbish has









been removed to the rubbish room on Level L, and that the apartment
curtains have been drawn closed.









Please lock both the patio door and the back door and leave one key in the lockbox beside the back door

Checkout time is 10 am.






Electricity:
Included within your tenancy are the following: Gas, water & Power:

Per month. Electricity is included, to the value of $120 per month and
water to the value of $100 per






month. Any excess to the above amounts will be charged against your
credit card or invoiced to the tenant.






Stays for less than a month will have charges prorated to a daily
amount and then shared over then





Calculated/charge according to the length of stay.
